What should be considered when establishing a mortgage?

The branch that is handling your mortgage will provide you with the necessary documents. These consist of two official deeds.

 

There are two possibilities during the application of the mortgage: Either ‘Sales & Mortgage’ or merely ‘Creation of Mortgage’.

If the transaction consists of Sales & Mortgage, the documents collected from the bank should be completed and taken to the land registry, along with two recent passport photographs and an original copy of identification. The seller and the title deed director make the application together.

 

If the transaction is for the Creation of a Mortgage, after the documents have been collected from the bank an application should be filed with the land registry office. Alongside two recent passport photographs an original copy of identification should be brought.

During the application, the land registrar takes you phone number to send a SMS stating the details of the charges to be deposited. He issues and delivers an ‘application request certificate’ to the applicant.

 

When the transaction is processed by the officer the ‘charge receipt number’ and ‘appointment time’ are sent via text message to the applicant’s mobile phone number. The applicant should then visit Ziraat Bank or Halkbank branches or ATMs to pay the required amount.

 

For operations to be performed in Istanbul the customer can contact the FU Call Centre on 0850 277 23 00 and notify the operator of the appointment time. The assignation of a lawyer is also requested.
 


For transactions carried out in other provinces, the branch that sends the relevant information is also given the contact details of our lawyer who is appointed to handle the transaction. The applicant should ask the branch for the phone number of the assigned lawyer so that he / she can contact the lawyer and tell him / her the appointment time in advance.
 


The applicant will meet our designated lawyer at the appointment time complete the mortgage transaction. Before its execution our lawyer will check and review the land registers and title deeds.
 


After the relevant parts of the official documentation have been signed by all parties, the execution (signing) room is vacated so that the land registrar can validate the documents.
 

 
After the original copies of the documents are duly signed, executed and sealed, they are handed over to our lawyer and the mortgage is complete.
